From contract to closeout: a week-by-week look at a typical build
What actually happens between signing a contract and getting your keys back — mobilization, milestones, and the closeout paperwork most owners never see.
Clients often ask what actually happens between signing a contract and getting the keys back. Here's the shape of a typical project, start to finish.
The first two weeks: mobilization
Permits are pulled, insurance and site logistics are confirmed, and the crew, dumpster, and protection go up before a single wall comes down.
The build: milestone by milestone
Demolition, structural and systems rough-in, inspections, then finishes — each phase is scheduled against the next so trades aren't waiting on each other, and each is signed off before it's covered.
Closeout: the part no one sees coming
Final inspections, a certificate of occupancy or completion where required, punch-list walkthroughs, and warranty documentation — closeout is real work, and we build time for it into the schedule instead of treating it as an afterthought.
